			<content:encoded><![CDATA[<p>2005 was not a particularly strong year for film making in general around the world, and even less so for Hollywood, but there were some shining moments on the big screen.</p>
<p>“The Best of Youth” by Marco Tullio Giordana was made in Italy and aired there as a television miniseries. You can now get the DVD on Amazon or Netflix and get ready to hunker down because each disc is over three hours long, but it is well worth the time to get to know one of the best 2005 movies made. It tells the story of two brothers who take different paths in life and the women they love, all with the background of sixties radicalism and rioting.</p>
<p>“King Kong” by Peter Jackson is a flawed, overly long effort that is still one of the most incredible movies ever shot and all due to the characterization of the ape by the actor who portrayed him (yes there is an actor, but no monkey suit). This remake of the 1933 black and white classic is fantastic after the first boring hour. This 2005 movie stars Jack Black and Naomi Watts.</p>
<p>“Batman Begins” was great and stars Christian Bale. This movie is dark but fiercely realistic. The Batman here is no superhero, just a man on a mission. Very suspenseful and that made this one of the 2005 movies that you can’t forget. This was also the prequel if you will of 2008’s “The Dark Knight”.</p>
<p>“Sin City” with Mickey Rourke is one of the most visually stunning 2005 movies with its larger than life film noir look and comic book stylizations.</p>
<p>“A History of Violence” directed by David Cronenberg and starring Vigo Mortensen was bloody and vicious, but also suspenseful and full of surprise twists.</p>
<p>“Wallace and Gromit – The Curse of the Were-Rabbit” was best of the 2005 movies to feature animation, and claymation at that. Although suitable for children, the humor is perfect for adults as well. Very funny.</p>
<p>“Kung Fu Hustle” directed and starring the funny and twisted Kwok Kuen Chan still ranks as one of the funniest and weirdest 2005 movies and is well worth renting. This is the same director who brought us the very funny “Shaolin Soccer”.</p>
<p>“War of the Worlds” starring Tom Cruise was notable for great special effects but goes on too long. The end sequence is just plain boring. The first hour though is fantastic and will keep you on the edge of your seat.</p>
<p>These are just some of the best 2005 movies and you will certainly have your favorite. Get the popcorn ready, time for movie night!</p>

Set a pragmatic budget, and stick to it, utilizing discount stores and wholesalers to get the supplies you need. Still running low on cash? Do not be afraid to ask for help. <p>Shop and compare. There are many different book retailers around these days. Many of them will have an online presence where you can search for the book you want. In addition, there are many price compare websites that will tell you where you can buy your book for the lowest price. By shopping around with different companies, you&#8217;ll be able to make some significant savings in the long run.</p>

This recognition is not surprising. Most people in the world are exposed to folk songs from the moment they enter the world in the form of lullabies their mothers sing to them to soothe, comfort and lull them to sleep. These lullabies were probably sung to these mothers by their own mothers and so on, into the distant past. The chief characteristic of this kind of music is that it is an oral tradition, a tradition shared among a group of people with a common culture and history, and occupying a specific region. Music scores are generally absent, yet variation is kept to a minimum. You sing and play it as you heard it.</p>
<p>Folk music emerges, rather than breaks onto the popular scene, carrying with its memorable melodies lyrics that speak of what is common to the folk, to the vast majority of the human population. From the folk, it clearly originates from the lower economic stratas of society, those who are not apt to be exposed to the more artistic, classical styles that are found among city dwellers, in castles and capitals, among the wealthy and powerful. More closely associated to the country people as opposed to the city dweller, to the tribe than to modern nation states, to the laborer than to the elite, folk music springs from the unaffected, simple, earthy hearts of the common man.</p>
<p>Coming from the working class, folk song themes cover the range of common human experience, from the pain and sweat of hard labor to the stirrings of the heart. Many hymns properly belong in the folk category. Many speak of poverty, of travel and migration, of loss and death. Many laud the virtues of wine, of celebration gatherings and of dance and love. Folk heroes and their exploits might be recalled. Conflicts with the law are common themes, while others lament the effects of war on the common man. In recent decades, social protest against economic inequalities, racial discrimination and the duplicity of government have been addressed by popular folk songs, such as those songs that appeared in the 1960s and 1970s. Folk music tells the story of the common people&#8217;s experience.</p>
<p>Folk songs went largely unstudied until the rise of nationalist sentiments, as governments of the people arose. Nations sought to distinguish their identities, and many regionally popular songs became national. The national folk song is more contrivance than fact. Most modern states are made up of more than one ethnicity, and folk music is typically ethnic in character. This was recognized by the Grammy Awards when the folk category, used since 1959, was dropped in favor of its replacement category, ethnic and traditional recordings. Whether called folk or ethnic, folk music remains an expression of the common man, his world view and his feeling towards it.</p>
<p>With the predominance of popular music today, folk songs are in short supply and may soon become an artifact of a time past. Let&#8217;s hope that the folk from whom this music originates will not also disappear with the folk songs that once expressed the heart of the simple man.</p>

			<content:encoded><![CDATA[<p>One of my first jobs in New York was working for the Gersh Agency, a talent and literary agency, at midtown. In the world of entertainment there are the &#8220;Big 5&#8243; agencies &#8211; William Morris, CAA, Endeavor, IMG and one other whose name escapes me &#8211; and then the next level of about ten smaller agencies. Gersh was somewhere in that next level. They&#8217;d have you believe they were at the top, but I&#8217;m not so sure and didn&#8217;t stick around long enough to verify one way or the other, anyway.</p>
<p>We did have some big clients, though. David Schwimmer from Friends was our biggest breadwinner (out of the New York office, at least &#8211; the Los Angeles office had even bigger names). Sam Rockwell was also on our list, as were Josh Duhamel and J.K. Simmons. They&#8217;d all stop by the office every now and again, and we&#8217;d roll out the red carpet so-to-speak, treating them like a-List stars and doing our best to pamper them so they wouldn&#8217;t run away to a bigger agency.</p>
<p>What I learned during my time there was that a film release date can tell you a lot about the film release itself. Agencies don&#8217;t actually release films &#8211; studios do &#8211; but they have some say in it. And it&#8217;s simply bad news for an agency if one of their star&#8217;s films is released in January or February. Because it means the studio thinks the film is going to bomb, and nobody wants their star to be in a bomb.</p>
<p>It&#8217;s a simple fact that people spend less money in January and February. Whether that&#8217;s because it&#8217;s colder throughout most of the country during those months so people stay inside more, or whether it&#8217;s because people have less money because of December&#8217;s holidays, it&#8217;s tough to say. My guess is that it&#8217;s a bit of both.</p>
<p>But it results in studios dumping films that they&#8217;ve already made but think are crap into the theaters during that two month stretch. Whether it&#8217;s something like Denzel Washington&#8217;s &#8220;Book of Eli&#8221; or Martin Scorsese&#8217;s &#8220;Shutter Island,&#8221; even having the biggest stars or biggest directors attached won&#8217;t save a bad film from a bad film release.</p>

			<content:encoded><![CDATA[<p>I recently found myself in an online argument with complete strangers over a list of the twenty five greatest songs of the &#8220;oughties.&#8221; Or whatever it is we&#8217;ve decided to call the decade that ran from the year 2000 to the year 2010. And yes, arguing online is like running in the special olympics &#8211; even if you win, you&#8217;re still retarded. But I just can&#8217;t help myself.</p>
<p>On my list of the top 25 songs of the decade I included two dance music songs: Kylie Minogues 2000 hit &#8220;Can&#8217;t get you out of my head&#8221; and Lady Gaga&#8217;s 2008 release &#8220;Poker Face.&#8221; While there were those who supported my selections, there was one person who was very, very much against including any dance music songs on any top 25 &#8220;best of&#8221; list for any reason.</p>
<p>And from my point of view, that&#8217;s kind of ridiculous thinking. Dance music songs tend not to be my favorites, and the genre itself has given rise to some pretty awful stuff as a whole, but that doesn&#8217;t mean that the genre can&#8217;t ever produce worthwhile music. And I think the two dance music songs I mentioned particularly illustrate that.</p>
<p>And the fact is, music critics tend to hate manufactured bands and dance music songs the most. The most frequent criticism thrown at them tends to be that they&#8217;re somehow faux; that the music they make, even if it is very good, somehow counts for less because it was not made for purely idealistic ends. I think this is blinkered hogwash.</p>
<p>After all, just think about it: Neither Bing Crosby nor Frank Sinatra wrote their own music. Neither did Billie Holliday or Ella Fitzgerald or Nat King Cole. Nobody was more manufactured than the singers of &#8220;standards&#8221; in the 1930s, 40s and 50s, yet those singers are almost uniformly venerated by the same critics that hate every manufactured band from the Monkees to the Jonas Brothers to points beyond. It&#8217;s an arbitrary and useless distinction on their part, one born of cultural attitudes moreso than any realistic assessment of the music that&#8217;s been produced by these acts.</p>
<p>So which dance music songs have really stood out for me besides the ones I already mentioned? Well, it depends upon what you consider dance music. For me, I&#8217;d throw the French grou Daft Punk into that genre even though others consider them &#8220;electronic music.&#8221; If you&#8217;re not counting them out, then virtually everything they&#8217;ve done over the years belongs on a list of the best dance music songs.</p>

			<content:encoded><![CDATA[<p>Reading has always been an important part of my life, and I want to make sure that I instill the same love of books in my own kids. I firmly believe that success in reading translates directly to success in school &#8212; and success in life. That&#8217;s why I&#8217;m not going to depend solely on the local public schools to teach my kids how to read. Though we have some wonderful teachers in the district, they&#8217;re generally overworked and hamstrung by a curriculum that focuses more on standardized test results than on genuine instruction. So I&#8217;m going to supplement what my kids learn at school with extra reading practice at home.</p>
<p>One of the first things I did when my kids entered kindergarten was join a couple of children&#8217;s book clubs. Children&#8217;s book clubs allow me to purchase age-appropriate books that I can then enjoy reading with my sons as we build up our own home library. My boys love looking through the catalog to carefully choose their selections for the month, and they wait with great anticipation for the day when their packages will arrive. This is definitely a step in the right direction as far as developing a fondness for reading.</p>
<p>There are a lot of different children&#8217;s book clubs out there, all with slightly different membership fees and guidelines. It took a little bit of time to sort through the various offerings and find the two children&#8217;s book clubs that were best for my family, but I&#8217;m glad I did it. The books we get from each club are far cheaper than the retail price, and unlike borrowing books from the library down the street, we get to keep texts and really make them our own. I encourage my boys to neatly mark their favorite passages in whatever they&#8217;re reading so we can have fruitful discussions about the stories later on, which is obviously something that cannot be done with borrowed books. It can get a bit expensive buying all of these titles each month, but I consider it money well spent. After all, I&#8217;m basically investing in my kids&#8217; future here!</p>
<p>Some of my friends wonder why I bother with children&#8217;s book clubs when I can just shop at discount retailers like Amazon.com. This is a legitimate question, but I&#8217;ve found that I don&#8217;t make regular purchases when left to my own devices. The selections from our children&#8217;s book clubs come each and every month, whereas I probably would not shop that often without a club membership. Other folks might do just fine with Amazon, but I personally prefer the club route.</p>
<p>If you&#8217;re like me and feel that cultivating a love of reading in your kids is one of the best gifts you can ever give them, then you might want to check into joining a few children&#8217;s book clubs of your own. I&#8217;m very satisfied with my decision and plan to keep my memberships going for a long time!</p>

			<content:encoded><![CDATA[<p>When people think of a 2nd mortgage they usually think of a Home Equity Line of Credit (HELOC), but there are many types of 2nd mortgage products that are offered by lenders.</p>
<p>When purchasing a home, borrowers with good credit, steady, long-term employment and provable income can usually qualify for a first mortgage such as a 30 year fixed rate mortgage loan from a reputable bank or lender. Most lenders, however, will not lend more than 80% of the purchase price and unless the borrower has sufficient funds for a down payment, this can cause a problem and eventually not allow the borrower to purchase the home or property they desire.</p>
<p>Banks and lending institutions offer fixed rate 2nd mortgage products to borrowers with excellent credit ratings to help them to bridge the gap between first mortgage amount and the purchase price. This is sometimes referred to as “gap” lending. Most banks, however, do not allow the total loan-to-value ration (LTV) to be more than 90% or 95%, which means that the borrower will have to come up with at least 5% to 10% of their own money to complete the transaction. This is usually known as the down payment. Banks are extremely tight at the present moment with money lending and regulations are strictly enforced. Lending institutions are requiring borrowers to prove the source of their down payment money and they usually require “seasoning” which means that the money has to have been sitting in the borrower’s account for a certain number of months, sometimes up to a year or more, depending on the lender.</p>
<p>Many times when the bank does not wish to give the borrower a 2nd mortgage, a motivated seller will provide his own 2nd mortgage. This is known in the industry as a “seller carry-back” and is a 2nd mortgage loan that the seller makes directly to the borrower. The seller will register a legal lien based on the signed 2nd mortgage documents and the borrower will make monthly payments directly to the seller. If the borrower defaults on their payments, the seller will have certain legal rights to foreclose, just like a lending institution of bank.</p>
<p>The most common type of 2nd mortgage is, of course, the Home Equity Line of Credit. This HELOC product is offered by most banks and is usually offered to homeowners with excellent credit histories and sufficient equity in their properties. LTV ratios are usually low, less than 70% allowed, but rates can be very attractive. Most of these 2nd mortgage HELOCS are for 10 year terms, with interest only payments and a balloon payment due at the end of the 10 years. Borrowers make payments only on the portion of the HELOC actually used. In the past banks would provide HELOC customers with a checkbook, but these days it is usually a debit card. Homeowners can then use this money to make repairs, remodel, or pay off credit cards.</p>
